Did you ever hear the saying “It’s not what you know, it’s WHO you know?” Well, let me tell you a little story about how that phrase rang so true for me recently…
Back in July, I had the delight of chatting with a couple that owned a home in Easton and were considering moving. Their home was only 2 years old, but a few things in their lives had changed and moving seemed to be a very reasonable option- they didn’t HAVE to move, at this point, it was just something they were considering.
When we talked about their “Wants & Needs” they had QUITE the list, and I knew I had my work cut out for me- as most buyers in this market, they didn’t want to overpay, and they didn’t want to change their current lifestyle of traveling and enjoying the finer things of life.
And so, the hunt began- we went to open houses, we had private showings set up, they went to a few open houses on their own, and nothing really felt like “THE ONE.”
At this point, because they didn’t feel like it was their time in the market, they didn’t list their home, and we just kept causally perusing what was available- until one day, one of my realtor friends, Erika, posted an off market listing in Raynham. It was slightly over budget, but had the privacy they wanted, the in ground pool, the 4 bedrooms, finished attic space, and updated kitchen, perfect for entertaining, a room that could be a play area for their infant, as well as office space, and a 2 car garage- this was IT! I sent the details over to my new friends and we went to take a look- actually, we went and looked twice! They needed to feel comfortable moving forward, and even though it did check all of the boxes, they were hesitant with the price- but in the end, they took the leap and we wrote an offer, and closed this week!
Without having worked with Erika in the past, I wouldn’t have known about this off market opportunity- and my friends would probably have stalled their search until the market is more favorable to them. In real estate, it’s important to work with people that are well connected, and know the neighborhoods and area you’re shopping- and can find these hidden listings that aren’t online or on MLS!
